Ground Floor Layout (not to exact scale)

The main entrance to the house is through traditional large, arched wooden doors into the paved and cobbled enclosed courtyard, off which there are separate doors leading to the kitchen, ground floor salon, and via an old stone staircase to the upper salon.

The kitchen, which measures 5.6 x 4.0 metres, is equipped with:

The kitchen leads into the ground floor salon, measuring 17.0 x 4.3 metres, which has French windows facing southwest and west, giving access to the terrace, dining pavilion, pool and garden, and providing views to the countryside beyond. The furniture includes a breakfast table, and a large central dining table that can comfortably seat 10. There is also a TV viewing area and most importantly a large dog basket with comfortable bedding!

An inner hallway leads off this main room to the laundry room, downstairs loo, understairs storage and a double bedroom. The laundry room is equipped with a washing machine, tumble dryer, sink, shelving and storage, iron/ironing board, and clothes airers.

The downstairs bedroom, measuring 5.5 x 5.0 metres, has views to the west of the house, and access to the courtyard via a French window. The room has two single beds, and there is an ensuite bathroom with walk-in shower, sink and loo and a wardrobe/dressing alcove.

With the exception of the bedroom, which has wooden flooring, the whole of the ground floor is laid with local stone.

The internal stone staircase leads off the ground floor salon to a first floor landing, with views into the courtyard and access to the upper salon, a bathroom and the main bedroom suite.

The upper salon measures 17.0 x 4.3 metres, and provides access to the balcony via French windows. The balcony has far-reaching views over the garden and surrounding countryside and has a table and chairs for sitting with a drink. There is a large open traditional stone fireplace at one end of the room, and a staircase at the other end leading up to a minstrel's gallery and then on up to the

attic room. The salon is furnished with plenty of sofas, chairs and tables, and the wooden floor is part covered with two large Persian rugs.

In winter, the fire creates a focal point for gathering around in the evenings.

The minstrel's gallery provides an additional seating area. The attic room can be used either as a TV/children's playroom, or as an extra bedroom.

The bathroom to which access is gained from the landing at the top of the stairs has a walk-in shower, bath, sink and loo.

The main bedroom measures 6.3 x 5.1 metres and has views to the west of the house and also into the courtyard via French windows and balcony. There is a king-sized double bed, and lots of wardrobe space and other bedroom furniture. An open doorway leads from the bedroom to the large en-suite bathroom, which measures 4.3 x 5.1 metres and has a walk-in shower, feature bath, sink and loo.

A corridor leading off the salon at the other side of the house leads to two further double bedrooms, measuring 4.6 x 3.1 metres and 6.0 x 4.8 metres respectively, and another bathroom. Both bedrooms have double beds (king-size in the larger room), and windows opening onto the courtyard, with the larger of the two also having views to the east of the house. The bathroom has a bath, sink and loo.

The first floor of the house is laid with wooden flooring, and the attic room is carpeted.

The house is furnished with a mixture of good quality antique and modern furniture and fittings, and has extensive storage space in the bedrooms and elsewhere. The bedroom, bathroom and kitchen equipment and fittings are all of a high standard, providing a considerable degree of comfort and convenience.
